Roles and who sees what

NestBord has five user roles. This article explains what each role can do and which portal they land in.

Every user in NestBord has exactly one role per organization. The role decides which portal they see when they sign in and what actions are allowed.

The five roles

  • ORG_ADMIN — full access to a management company's data. Can invite users, edit billing, manage everything.
  • MANAGER — day-to-day operator. Manages properties, tenants, listings, maintenance. Can invite most roles but not other admins.
  • OWNER — sees a scoped-down view at owner.nestbord.com of their own properties only. Good for a management company's external clients who want statements and photo galleries.
  • TENANT — signs in at tenant.nestbord.com. Sees their lease, pays rent, submits maintenance, chats with the manager.
  • VENDOR — plumbers, electricians and in-house maintenance. Signs in at app.nestbord.com but gets routed to a scoped vendor view showing only their assigned work orders.

What each portal looks like

Managers and admins live in the management portal at app.nestbord.com. Tenants and owners have their own dedicated subdomains. Vendors share the management-portal domain but their sidebar is intentionally minimal — just their work orders.

Platform admins

A separate PLATFORM_ADMIN role exists at the NestBord level (not per-org). These users sign in at admin.nestbord.com and can manage organizations, users, subscriptions, feature flags, and the University of NestBord content.
