The fastest path out of AppFolio is its Rent Roll report — it has almost everything NestBord's importer needs in one export: property, unit, tenant, rent, and lease dates.
1. Export from AppFolio
- In AppFolio, open Reports and run the Rent Roll report for all properties.
- Use the report's export option to download it as CSV (choose CSV over Excel if both are offered — if you can only get an Excel file, open it in Google Sheets or Excel and save/download as CSV).
- Open the file and delete any title rows, grouping/subtotal rows, and grand-total rows so the sheet is one clean header row followed by one row per unit. NestBord skips rows it can't read, but a clean sheet gives the best preview.
If tenant emails aren't on the rent roll, a tenant directory or contact export from AppFolio can be joined in as an extra column — or add emails later in NestBord and invite tenants one by one.
2. Import into NestBord
- Go to Settings → Import Data.
- Upload the CSV (or copy-paste the cleaned sheet).
- Confirm the column mapping — AppFolio's headers ("Unit", "Tenant", "Rent", "Lease From", "Lease To") map automatically; anything unusual you can set by hand.
- Check the preview: property grouping, totals, and skipped rows with reasons. Then import.
What doesn't come over
Historical transactions, documents, and work orders stay in AppFolio — keep read access there (or export PDFs) for your records. In NestBord you start with a clean current-state portfolio: properties, units, tenants, and active leases. Payment history builds from your first collected rent.
